Home Inspector Finding Mold

During a home inspection today in Fairlawn, Ohio I came across a great example of easy to overlook mold issue in a block wall. Many times during a home inspection I hear the misconception from people who believe that mold and fungus cannot and does not grow on stone or blockwalls. This is very much false as mold and fungus will and do grow anywhere that the conditions are right. This problem was caused by improper drainage and improper landscape slope of the garden beds around the house. You can never officially say something is mold unless you actually test and send a sample to lab for analysis when your finished with the home inspection. The most important thing to let a potential buyer know in your home inspector report is that this is not something you can fix from the inside of the house. The problems associated with this mold are outside the house on the other side of the wall. The area in question would need to be dug out and the outside wall would need to be waterproofed so no additional moister could penetrate inside the home. The landscaping and slope of the land would need to be away from the home. After that was completed you could then kill the mold from the inside and color paint or stonescape this area to get rid of the discoloration.
